For your own peace of mind and to help you plan any maintenance costs, the more detailed Level 2 HomeBuyer Survey is certainly worth the extra investment.
This report is much more detailed than a valuation (but less robust than a full Building Survey) and will deal with matters judged to be urgent or significant like dry rot, structural movement or damp.
A RICS Level 2 HomeBuyer Survey and Valuation is a home survey and a physical inspection of a property. We provide a report based on that inspection and a valuation.
The Level 2 HomeBuyer Survey provides a buyer with information and the knowledge of a property to allow an informed decision to be made on whether to proceed with a purchase.
The Level 2 HomeBuyer Survey is an extensive visual inspection of the building outlining the overall condition of the property and its defects. The report will provide an assessment of the importance of any defects or issues, and offer basic advice about repairs and maintenance requirements. The report includes the external and internal elements of a property and its services such as gas, electrics and heating system.
The valuation provided allows the buyer to determine a reasonable price for a property. All our surveyors are RICS registered valuers, therefore have sufficient knowledge and understanding of valuing residential properties.
